Tips for Staging
  1. Arrange fruit such as apples, oranges, lemons, bananas, grapes in a decorative bowl. Even veggies look attractive and appealing, for example, a big splash of color can be achieved with bell peppers in yellow, red, orange and green. Always use real fruit and keep it fresh.
  2. Arrange a few hardback cook books on a kitchen counter. Keep one opened to a cookie recipe with a bowl and measuring cups next to it.
  3. Arrange furniture so there is plenty of room to walk around. If the rooms are small, use small furniture and use it sparingly.
  4. Use only a few pictures on the walls, and go generic. Even though you might really love that old concert poster, take it down. Think of what you see when you go a hotel, and go one step nicer than that. (I hate hotel art, but it's intent is to be common enough to please everyone.)
  5. Use light colors the bathroom to present a fresh, clean feeling.
  6. Decorate the bathrooms with scented soaps, decorative lotions and bottles.

Pay attention to the front and back yard. Clean up toys, bikes, garbage cans, piles of lumber. Remove dead plants and weeds. Add a fresh layer of mulch. Keep the grass watered and mowed. Make sure the trees and plants are watered and healthy. Purchase a few hanging plants if necessary to decorate the front entrance. Place some potted plants in the back yard if needed.

Once you think you are done take a fresh look at the outside of the house. Pretend you are looking at it for the very first time. Take a critical approach to observe whether or not you would give it negative marks. Is the paint peeling or faded? Are the windows and shutters clean and shiny?
