I was sitting in the office one day when the phone
rang. The caller (a young lady) stuttered for a bit and
then said, "I don't know how to say this, but I stole one
of your signs."
She went on to explain that her next door neighbor had
one of our yellow signs and they had sold their home.
The FSBO sign was sitting in the opened garage, and
she sneaked over and pilfered the sign and placed it in
her own yard.
The girl was a college student who couldn't afford to
pay the realtor fee, so she thought this would be an
excellent idea. She went on to explain that she owed us
great deal as she sold her home in 3 weeks.
I told her that in return I want her to get
good grades so that she gets a good job.

I signed up a builder on theyellowsign.com program. He was happy to not
have to pay a real estate commission on his new construction home.
Initially we received several calls with only lukewarm interest, but the
last call on the property came in from a couple in town for the weekend.
They live across the state in Ann Arbor, MI and were here looking for homes
over the weekend. The husband had just accepted a job on this side of the
state and the home we sponsored was very near his work.
Because he was not from town he had been checking with his local banks
across the state for a mortgage. All of them had told him he would need
a significant down payment and closing costs. His wife was forced to quit
her job to relocate which created another problem. They were planning on
living with in-laws until she could find a job and they could save up
a down payment.
When they called on the toll free number on the "yellow sign", I was paged
and promptly called them. We began talking about their situation and I
was convinced I could help them. Here's how the story ends happy for
everyone: they applied and were pre-approved for a "no ratio" loan, 100%
financing, with the seller paying up to $5000 in closing costs. The buyer
is getting the home of their dreams. The builder is happy and is "listing
his next home" on the "Yellowsign" program right next door!

Here's a wild one for you! I approached a builder several times to talk
about our FSBO program on a home he is finishing not far from my office.
He politely expressed interest but I could never get him to sign on. I
had considered it a dead lead. Last Sunday this same builder calls and
says to me "I have someone that wants to buy my house, would you be
willing to talk to him about financing since I didn't do your FSBO
program? You said you had a couple of hundred lenders available when
we talked and I thought maybe you could help him buy my house."

It seems I get more phone calls from real estate agents on my FSBO's than
any other. As a matter of fact, one of my Yellowsign listed homeowners
called and said that a real estate agent wanted to show his house. The
agent wanted to co-op at 3 percent and the homeowner asked me what to do.
I told him to tell the agent that was fine but I want what I am asking for
the house. So he did. The agent got his asking price and added her
commission and both were very happy.
